FAQ’s

 

  • Are there any monthly, quarterly, annual, or start-up fees?
    No, there are no fees although agents will have a business card expense. There are no royalties, transaction fees, and there are no franchise fees. (We charge a single line item broker compliance fee on each transaction)
  • What is the office split?
    NONE, There is no office split, the agent earns 100% of their commissions, less the $300 broker compliance fee.
  • Do you provide office space?
    Yes, we offer unlimited unscheduled use of our open office areas (first come first serve) during business hours at our office located at 41800 Hayes Road, Clinton Twp, MI 48038. There are a few open desks and 2 conference rooms. Agents can use the open desks or conference rooms. Agents may meet with clients at the office, and may schedule the conference room for such meetings. Agents who want individual private 24/7 access office are able to rent space at a discounted rate ranging from $150-$300 per month.
  • Are there any required meetings?
    No, there are no required meetings.  We offer optional weekly trainings.  We require an orientation at the beginning and a purchase agreement training prior to working on any deals. We expect our agents to by HYPER FOCUSED on compliance and fair housing.
  • Can you acquire my existing real estate brokerage?
    Yes, lets talk.
  • Are there any sales minimums?
    No, but we do expect our agents to be actively selling real estate.
  • What about compliance?
    Compliance, and clean deal writing is of critical importance.  We’re looking individuals who care about doing things by the book, ask questions, and ask for help when they don’t have the answers. Compliance is KEY.
  • What about leads?
    Generally, we expect those individuals who join our company to be marketing independent.  We provide the support listed here.  Being a real estate agent requires a level of entrepreneurial spirit, we provide the support and tools to enhance the spirit.  If the company provides you with a referral or internet lead and you accept the referral, we charge 30% and the compliance fee for each referral if it closes.  If you get repeat or referral business from leads provided by the company you keep 100% less the broker compliance fee.
  • Does my current broker need to release my real estate license before transferring it to Household Real Estate?
    No, it can be done with just a few clicks on the Michigan Miplus website, taking about 2 minutes.
  • When can I get broker phone support?
    You can reach us on the phone from 9 am to 6 pm Monday through Friday, or after hours by appointment.
  • Can I use my own Transaction Coordinator?
    Yes.  Our TC’s are excellent, but you’re free to use any Transaction Coordinator of your choice or conduct the TC process on your own. We charge $299 for each side of a transaction, or $499 for both sides.  Payable at closing, only if transaction closes. If transaction fails for any reason, nothing is due. We can also handle your Listing Start for $300, We’ll input your listing, schedule sign install, collaborate with your client, and see the listing through to launch.
  • Is Household Real Estate a member of MAR (Michigan Association of Realtors) & NAR (National Association of Realtors)? What local boards can I join.
    Yes, we are members of MAR, & NAR. As an agent of Household there are several local associations you can belong to, including but not limited to; NOCBOR, GRAR, GMAR, AAABOR, and GLAR.  Lets talk to determine if your board can be added.
  • Do I need to join a local real estate board?
    Yes, If you require access to residential transaction forms and MLS access, you will need to join a local board. (In addition to MAR and NAR). The fees to to join and maintain a board and MLS membership are required to remain an agent of Household Real Estate.
  • Do I need to be a member of the MLS?
    Yes, If you want access to easily view / show listings and the ability to list properties on the MLS, your local MLS and board will require you to join.
  • What about E & O Insurance?
    We include E & O insurance in our straightforward fee, that being said, for transactions above $1,500,000 in sales price agents will pay an additional $25.00 E&O fee per $100,000 price increment over $1,500,000.01. Household Real Estate, LLC. will not assume responsibility for any claims made on properties that are not covered by our E & O carrier.  Agents must make sure to be compliant with the law and follow company policy to limit their personal liability, or they may want to purchase a separate policy to protect from potential liability not covered by Household’s E & O policy.
  • Can I do commercial transactions?
    Yes, we allow our agents to engage in commercial transactions as well. Commercial transactions are done on a 90/10 split.
  • Can I do leases with Household Real Estate?
    Yes, Household Real Estate agents can conduct lease transactions. Household charges a straightforward $100 transaction fee for each lease transaction.
  • Can I sell business opportunities with Household Real Estate?
    Yes, Household Real Estate agents can sell businesses. Business opportunities are done on a 90/10 split. 
  • How much do I get paid for referred transactions?
    We pay 100% commission for a inbound referral commission on a referral you made, less a $200 fee per side.
  • Can I do property management?
    Yes, if you’re competent with property management we allow it. We split earnings on property management 75/25% with 75% going to the agent.  
  • What about dual agency?
    Agents who represent both parties to a single transaction pay the transaction fee on both sides of the transaction.  With the approval of your listing client, you may be a dual agent. The listing client must approve the dual agency via listing agreement and agency disclosure forms.  Please note, Agents are not allowed to represent a buyer in a transaction where the agent is selling their own property.
  • How do I get paid?
    We have a form for payroll on our website that is required for payroll, along with submission of documents.  If the agent receives the commission check and deposits it into the company account, payroll is completed within 48 – 72 hours.  Checks delivered to the office, are completed on our bi-weekly schedule.  In either scenario the online payroll request form is required for payment.
  • How do I submit new transactions to Household.
    Transactions must be disclosed to the company within 24-48 hours of contract/listing via the company website form.  Compliance is important and is the key to making sure the community of Household agents maintain this amazing opportunity.
  • Can I just hang my license with Household Real Estate and not join the board?
    Yes and No, Household Real Estate has a partner program which offers an exclusive Real Estate License Park program, allowing members to avoid MAR, NAR, and local board membership fees while still getting paid for transactions with a $39 monthly fee.
  • Can new agents join?
    Yes, new agents with 1 or more years of experience are welcome, though we expect our agents to be marketing independent which may not be typical of a new agent.
  • Is there any agent training available?
    Yes, we provide one-on-one training to our agents, covering all aspects of your real estate business, including contracts, business operations, service, mortgage, title, technology, and more. We expect our agents to be marketing independent.
  • Can I do transactions anywhere in Michigan?
    Yes, our Real Estate Brokerage is available to any licensed Michigan real estate agent anywhere in Michigan.
  • I’m in the middle of a transaction, can I transfer it?
    Yes, you can transfer it by having your current broker and seller sign a Listing Transfer and contacting your local MLS/Board for a “Listing Transfer Form.”
  • Can I list properties for less than 6%?
    Yes, you can charge any commission rate you prefer, that being said your pricing must be responsible, consistent and avoid discriminatory practices.
  • Does Household Real Estate offer commission advances?
    Yes, Household Real Estate allows our agents with a history of 24 or more closings in the past 12 months and recent closings and activity to get cash advances on their pending transactions for a 10% advance fee.
  • Does Household Real Estate have a consumer website?
    Yes, www.householdrealestate.com
  • Do I really keep all my commission?
    Yes, you genuinely keep all your commission. We charge no (zero) monthly, quarterly, or annual fees.
  • What about signs and lockboxes?
    We provide listing items (Signs, frames, and lockboxes) at a discounted price, optionally you can print and purchase them on your own.  Lockbox $10.00, sign $40, blank name rider $15, metal yard sign frame $45.  Agents may print their own signs, riders and buy their own lockboxes if they choose. Agents are able to add their phone number on the sign with vinyl lettering on the name rider.  Sign and lockbox payment is due at pickup via check, Paypal, or if using a credit card there is a credit card processing surcharge of 4%.
  • Does your company offer technology?
    Yes, we have a excellent technology package. We offer a GHL CRM, and more. Since we’re closely affiliated with a mortgage company we offer a mortgage preapproval system offering agents a way to preapprove their clients without needing the immediate support of a mortgage loan officer.
  • Does your company offer stock programs?
    It is in the roadmap to offer a stock ownership program to our agents. Details are forthcoming.  That being said, take the $12000 (cap) per year you save by coming to Household Real Estate and invest in any stock you want, no vesting needed.
  • Can my transactions close at the office?
    Yes. Transactions can close at our 41800 Hayes Road, Clinton Twp, MI 48038 location.  If the transaction closes with our title company, there is an additional location in Auburn Hills that we can close at.
  • Will you train me from scratch?
    Maybe, we may have teams who would take on a new agent.  That being said, lets talk.
  • I’m currently a failing agent, I cant generate any transactions, can you help?
    Maybe, we need to understand the reason behind the failure. Lets talk.
  • I like your compensation plan, but you’re not in my state?
    Lets talk, we may consider expansion in your state.
  • Can I get signed up with no fee referral lead providers?
    Yes, we highly recommend it.
  • What If I want to leave to another brokerage or start my own brokerage?
    We understand things don’t work out sometimes, or maybe you aspire to create a brokerage. In the event you leave our brokerage for any reason, we will pay you the same commission.  We’ll work with you to effortlessly transfer your listings that have not yet closed to your new brokerage.  We are happy to help you establish your own brokerage if its what you choose to do, and we would love to help by being the lending arm in your new brokerage.
