You likely don\u2019t know exactly what the market is like right now in your area. Are homes generally selling for 97 percent of asking price? Can you expect to\u00a0compete against multiple offers? If you want a three-bedroom detached home, what should you expect to pay? What\u2019s the inventory like? Your agent will be able to counsel you on these topics. The best way to get an offer accepted at a price that\u2019s in your favor is to know the market intimately, that\u2019s where I come in.<\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<ol start=\"2\">\n<li><strong> Advocacy<\/strong><\/li>\n<\/ol>\n<p>With an agent, you\u2019ll have an experienced advocate and negotiator. Buying a home is an emotional process. For many people, it\u2019s the largest transaction of their life and it\u2019s often done during other major life changes, like an expanding family or a job relocation. Stress and strong emotions can cloud judgment \u2013 which can cause you to make a decision you\u2019ll later regret.<\/p>\n<p>&nbsp;<\/p>\n<p>As a real estate agent, we look at a transaction with an experienced, rational eye. We can help you understand your options and serve as a balance against making a rash decision.<\/p>\n<p>&nbsp;<\/p>\n<p>We also advocate on your behalf, especially at the negotiating table. We\u2019ll try to get you the best deal possible, without letting strong emotions get in the way. \u00a0I want you to be 100 percent satisfied with the home you purchase and the service I provide.\u00a0 When you tour a home with me, you not only have access and privacy, but you also have an advocate whose fiduciary duty is to look after your best interests.<\/p>\n<p>&nbsp;<\/p>\n<ol start=\"3\">\n<li><strong> No Additional Costs <\/strong><\/li>\n<\/ol>\n<p>Having me as your buyer\u2019s agent is free to you the buyer. People have an idea that they\u2019ll save money by not using an agent to buy a home. This isn\u2019t accurate. The entire commission on a home purchase is paid by the seller to the seller\u2019s broker, who in turn gives part of the commission to the buyer\u2019s broker.<\/p>\n<p>&nbsp;<\/p>\n<p>Some people think that if they don\u2019t use a buyer\u2019s agent, that part of the commission can go in their pocket, but this is generally not the case. The commission rate is agreed upon via a contract before the listing even goes on the market. If you choose not to have representation from a buyer\u2019s agent, the entire commission is then paid to the listing agent. The listing agent would have to agree to modify their contract to cut you in on part of their compensation, and this is unlikely.<\/p>\n<p>&nbsp;<\/p>\n<ol start=\"4\">\n<li><strong> No Contracts<\/strong><\/li>\n<\/ol>\n<p>I don&#8217;t ask my customers sign a contract before working with them, and I don&#8217;t require my clients to pay a commission regardless of who finds a home.\u00a0 \u00a0 As I help you find a home, I work on your behalf, protecting you and your interests, at no cost or obligation to you.\u00a0 So how do I get paid, my commissions are paid by the cooperation of the listing real estate agent via MLS cooperation.<\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<ol start=\"5\">\n<li><strong> Comparative Market Analysis (CMA) experience\u00a0<\/strong><\/li>\n<\/ol>\n<p>You may ask yourself, Am I offering too much or too little for this house?\u00a0 You don\u2019t want to overpay, nor do you want to offer too little and lose out on a good deal.\u00a0 I help by giving you an idea of what you should offer.\u00a0 Creating and interpreting a CMA report, and crafting a successful offer, is an art that takes a certain level of expertise to perfect. I don&#8217;t charge CMA fees to my clients.<\/p>\n<p>&nbsp;<\/p>\n<p>You could hire an agent to complete a CMA for a flat fee (often around $75), but my clients generally need CMAs for multiple homes before getting an offer accepted. It is not uncommon for me to complete five to 10 CMAs in the course of working with one client. The costs of paying for these a la carte can really add up.<\/p>\n<p>&nbsp;<\/p>\n<ol start=\"6\">\n<li><strong> Preparing (and negotiating) a purchase agreement<\/strong><\/li>\n<\/ol>\n<p>Drafting an offer can be even more complicated. I tell my clients that everything in the contract is negotiable. That means that every line of the contract is important. Failing to know the importance of certain line items could cost you a lot of money down the road. Buyer\u2019s agents know how to write an offer, with the best possible terms, to ensure your interests are protected and that your offer is accepted.<\/p>\n<p>&nbsp;<\/p>\n<ol start=\"7\">\n<li><strong> Find the Right Fit<\/strong><\/li>\n<\/ol>\n<p>Finding a good agent is important.
